Homeowners in Blythewood’s newer subdivisions are discovering that even brand-new homes need exterior maintenance sooner than they expected.
If you moved into one of Blythewood or Northeast Columbia’s newer neighborhoods in the last three to five years — places like Creekside, Cobblestone, Killian Crossing, or Villages at White Oak — you might have assumed your home’s exterior would look fresh for a decade. But a walk around the house this spring might tell a different story.
Green algae on the north-facing siding. Dark streaks forming on the driveway. A film of grime on the back patio that wasn’t there last year. And of course, the layer of yellow pollen that just coated everything in sight.
“New construction doesn’t mean maintenance-free,” says Brayden Rollins, owner of Monster Pro Wash, a locally owned exterior cleaning company that services Blythewood and the Northeast Columbia area. “In fact, with a lot of these newer subdivisions, the landscaping hasn’t matured yet. There’s less shade, more direct sun on one side and more moisture retention on the other. You get different problems, but you still get problems.”
The Three-Year Mark Is When It Shows
Rollins says most new homeowners start noticing exterior buildup around year three. By then, mold and mildew have had enough seasons to establish on siding. Driveways that were pristine white concrete now have tire marks, oil spots, and organic staining. Gutters — often forgotten entirely — may already be packed with construction debris and leaves from the first few autumns.
“A lot of people in newer communities have never thought about exterior maintenance because they’ve never needed to before,” he says. “They came from apartments or newer homes. So when the siding starts turning green, they’re not sure what to do.”
What a Professional Exterior Cleaning Looks Like
For most homes in the Blythewood area, Rollins recommends a spring cleaning that covers three main areas:
House siding — A technique called house washing uses low-pressure water and biodegradable cleaning solutions to remove mold, mildew, pollen, and dirt from vinyl, fiber cement, and painted wood siding. It’s safe for all common siding materials and kills organic growth at the root, so results last one to three years.
Driveway and walkways — Professional pressure washing removes embedded dirt, tire marks, and mold from concrete surfaces using commercial-grade equipment that delivers results a rented machine can’t match.
Gutters — Gutter cleaning clears debris, flushes downspouts, and includes an inspection for damage or improper drainage. Rollins recommends this at least twice a year, and especially for homes where nearby construction may have deposited extra debris.
HOA-Friendly and Neighbor-Approved
For homeowners in communities with HOA standards, keeping the exterior clean isn’t just cosmetic — it can be a compliance issue. Several Blythewood-area HOAs include exterior appearance in their covenants, and a professional cleaning is often the easiest way to stay in good standing.
“We work with a lot of homeowners who got a friendly letter from their HOA about their driveway or siding,” Rollins says. “One visit takes care of it, and they’re good for the year.”
Getting Started
Spring is the ideal time to schedule an exterior cleaning — the pollen has settled, the weather is mild, and it sets your home up for the rest of the year.
